Do I need an inspection?
I would recommend one!  The purchase of a home is probably the most expensive investment you will ever make.   Most people hire a mechanic to look at used vehicles before purchasing, and the value of a vehicle is far less than a home, so it only makes sense that you should get a home inspection.  A small, affordable price to pay for a little peace of mind.
 
Should I be present during the inspection?
Yes!  You should be there to see what the inspection discovers first hand.   Being present will also help you interpret the report and appreciate the findings.  Another benefit of being present is the extra time that you get to spend in the home berfore you purchase.  Time for planning where things will be placed when you move in...or just get to know the home more intimately.
 
What type of report will I receive and when?
You will receive an email or faxed copy usually within 24 hours after the inspection is completed.  You will also receive a mailed (hard copy) with photos.
 
Should my realtor get a copy of my report?
This decision is entirely your choice.  I suggest that you provide them with a copy of the inspection and review the results with them and discuss how it may influence your purchase.  You are always welcome to call me afterwards if you have questions.  I conduct the inspection and I write the report, so I can give you a clear and definitive answer.  A1 Affordable Home Inspection will not distribute your report unless you authorize it first.
 
How long does the inspection take?
Generally it takes an average of 2 to 3 hours, depending on the size and condition of the home.  If additional tests that are requested, Water, Radon, etc, the inspection will take a little longer.
 
Do you do any repairs on the findings of the report?
No!  Absolutely not.  It is against my Code Of Ethics .  I do have a network of reliable contractors and other tradespeople, and am happy to refer you to them if you make the request.
